This 4 bed luxury house in  Warin Chamrap has been built to a Western standard by an American. It has double cavity walls which keep the whole house about 5 degrees cooler than a single wall Thai house.  Some thought was given when designing the property as to where the windows should be to avoid the midday sun so the biggest windows on the front of the house only get the direct light late afternoon early evening time.  This also helps to keep temperatures down during those hot summer months.

The plot of land it sits on is a manageable 260 talang wah, although the chanote indicates 273 some had to be given back in order to widen the road outside.  There’s plenty of room to install a good sized swimming pool if required.

Upon entering through the large imposing double wooden doors from the veranda you are greeted by a large atrium with high ceilings, granite floors and mai sak wooden staircase.  This room really helps to make this house feel grand.  Plans were for computer stations for the children to do their homework to be put underneath the staircase so power points have been located there making the space useful.  However we think if you don’t need to use this area it would be nice to have some tall vases, a bookcase and artwork on the walls to give full effect of this 40 sqm room.

From here the hallway corridor connects to the other rooms first of which is a more than ample sized Bedroom (19.3 sqm) which has a door through to the main bathroom but is also accessible directly from the hallway so acts as an ensuite.  Next to the bathroom is a storage cupboard and besides that is a 14 sqm room easily capable of housing a double bed or a nice desk for an office.  On the opposite side of the hall is the lounge which has a glass wall with sliding doors allowing for air conditioning.  There’s a side door which leads out to the carport for those rainy days or unloading shopping from the car.

The kitchen comes with fully fitted Western standard units designed around an island giving plenty of work surfaces for an adventurous cook or catering for a large family.  Water filtration is also installed for drinking water along with a convection oven and hob.   The 34 sqm room also has a dining area big enough for a banquet table.  Out the back door is a sheltered Thai kitchen with further kitchen units and another sink.

Up the beautiful staircase brings you to a landing which overlooks the huge space below. Another 19 sqm bedroom and master bathroom are on this floor as well as a big master bedroom with dressing area, which has dividing doors, and ensuite which has a shower cubicle and separate bath tub.  This is tiled and presented to a high standard.  There’s also quite a lot of outdoor space on the second floor with a 31 sqm roof terrace and a further balcony on the front of the property allowing for keeping out of the sun morning or afternoon.  In the evening the sunset can be seen from these locations.  There is an area above the kitchen which we feel should have wooden beams with steps up from the roof terrace and a roof garden on top.

This magnificent 4 bedroom house located just off the ring road in Warin Chamrap just 5 mins from Tesco and 10 mins drive from the new Central shopping mall.

In short this house and the construction techniques used are more than impressive which is something which is seldom found in Ubon Ratchathani.  It’s certainly a step up from what the developers can offer in terms off quality.
